The board meets quarterly, and the membership meets annually, typically in the fall. The board is always looking for more involvement from residents. If you think you may be interested in serving, please feel free to reach out to us with questions.

Annual dues invoices are sent out via email the first of the year. Dues have remained at $280 the past several years.

Special assessments are sometimes collected when repairs to common areas exceed a certain amount. Common areas include the perimeter fencing along FR 146 and 123, the street lights, the monuments at each entry and the grassy areas around the monuments and outside the perimeter fence line.
A vote was just held in 2024 to collect a $100 special assessment to assist in the repair of the monuments at each entry. For more information on that repair, please email the board.

Common complaints/violations include leaving trash cans visible during the week and parking vehicles long term in front yards or on the street.
If the rear of your home faces FR 146 or FR 123, please keep in mind that your back fence is part of the common area that all homeowners have to pay to maintain. If you hang any structure on that portion of the fence or have foliage on that fence that leads to damage, you will be solely responsible for the repairs.
Another common complaint, although not technically a violation, is allowing pets to do their business on neighbors' lawns. If you have pets, we just ask that you be respectful of others' yards.
If you ever see a covenant violation, you can report it using our violation form.
If you plan to make any improvements to the outside of your home, please check the covenants to see what needs approval from the Architectural Committee. If approval is needed, submit your request here.
Trash is picked up on Mondays. The dues cover weekly trash service, but if you want recycling, you'll need to call and set that up. Service is provided by GFL, 417.851.1900. The only holidays that affect pick up are Thanksgiving, Christmas and New Year's.
One of our neighbors collects visible cardboard most weeks and will put it with their recycling. If they do not plan on doing a pick-up, they will post it on the Facebook page.
Our neighborhood is mostly safe, but we have had car break-ins in the past. The vehicles that were broken into were left outside of the garage. Those occurrences have significantly decreased as the homeless population has been slowly migrating out of the area due to commercial development. However, it is something to be aware of.
If you are not familiar with the area, it is easy to connect to the Wilsons Creek trail of the Ozark Greenways from the neighborhood. You can walk down the hill (west on FR 146) and connect to the trail right before the bridge. You can also connect by going into Rutledge Wilson Farm Park, past the play area and exiting on a trail right off the parking lot (north side of farm).
